Record the finding
Have the contractor photograph and locate the condition and explain why it affects the planned work. Identify whether further assessment by the designer or another qualified professional is needed. Keep the finding separate from an immediate assumption that every roof area has the same problem.

Resolve scope before reinstatement
Ask for the proposed repair, its extent, and any changes to the work sequence or quantity. Record the agreed decision and supporting information before the area is concealed. Update the roof file with the completed condition. This creates a traceable change from the original assumptions to the work actually performed without turning an unexpected discovery into an undocumented substitution.
