Describe observations without diagnosing
Record when water was noticed, the interior location, recent weather, and whether it continued after the weather changed. Add photographs from safe accessible positions. Distinguish active moisture from an old stain. Avoid deciding that a particular slate or flashing must be responsible before the roof has been assessed.

Give the roofer the pattern
For example, explain whether the event followed prolonged rain, a short storm, or a thaw, without claiming that the pattern proves the cause. Provide prior repair dates and nearby building work. These observations help the roofer choose the next investigation and explain what remains uncertain. A useful report can be short if the dates, locations, and observed conditions are precise.
