Track temperature and location
Record outdoor temperature, sun exposure, roof orientation and when water appears. Leaks near eaves differ from moisture beneath a warm attic ridge or mechanical duct.

Inspect drift zones
Dormers, chimneys, valleys and roof steps collect drifting snow. Meltwater may reach flashing heights and directions not normally exposed during rain.

Evaluate the building interior
High humidity and air leakage can condense on cold sheathing or fasteners. Inspect insulation, ventilation and exhaust ducts along with the exterior roof.
